Klipsan’s design inspiration is a waterfront village and Swiss Chalets. The massing of the building is broken up to look like several smaller buildings marching along. To break up the height, we were inspired by Swiss Chalets and the horizontal division of the materials. There is a solid, lighter colored base and a darker top to bring the scale of the building down.

Klipsan consists of a mostly retail ground floor plate. We also have service areas and the residential lobby facing the parking lot. This frees the façade facing Waterfront Way to be filled with active retail and restaurant tenants.

Above are all residential units. With the building’s layout we have opportunities for large decks on the south end of the building, towards the view. With the gable roofs at the north and south ends facing the water, we have units with lofts to maximize the experience and views.
